Every spring after the frost comes out we will return and evaluate any steps that must be taken to provide you with another year of maintaining your lot. If nothing is required we will let you know and only return that same year with your request. We pride ourselves in keeping a long term relationship with our customers through professionalism and honesty.
Here are the typical types of issues:
1 to 3 year lots: Crackseal and maybe sealcoat. Note if sealcoat is done a restripe will be required. (list types of sealcoats and mac mat here)
3 to 8 year lots: Continue crackseal as needed repair potholes or break up areas. A sealcoat is more required during this period to help maintain the integrity of the asphalt.
8 to 12 year lots: Based on the condition of the asphalt it may be able to continue with the repairing the break up areas and crackseal but this is the time you should start budgeting for a more extensive and long term result the cost of a sealcoat could be saved.
12 to 15 year lot: Unfortunately in most cases this is the life expectancy of asphalt in Minnesota and an overlay or reclaim is required.
Terminology:
Crackseal – Method in which the asphalt has cracked or expanded more than _ inch in width which will be routed out to create an even bond and filled with a Minn. Dept of transportation specified hot crack filler material.
Seal coat – Method in which the parking lot is blown clean and free of all debris and a Minn. Dept of transportation liquid material is applied.
Pot hole repair – Method in which the broken or deteriorated are of asphalt is removed and the pour or unstable base is replaced with a minimum of 6 inches of new base material and a minimum of 3 inches of new bituminous.
Overlay – Method in which all areas with concrete and tie in areas to adjacent asphalt will be milled down to the required depth to accommodate the new asphalt. Also this is the period in which the milling machine will create proper drainage for the new asphalt.
Next the entire lot is power swept and a bonding agent called tack is applied.
After the tack is applied the new asphalt will be installed. The depth of the asphalt is determined by the amount of traffic or type of traffic is prevalent.
Reclaim – Method in which all of the existing asphalt is reclaimed or ground up with as much as 8 inches of the existing base material to make a new base. This method is used if the asphalt is not capable of being overlayed or there is no room to install an additional amount on top of what is there because of drainage or height issues. After the lot is reclaimed it is regarded to create proper drainage and the new asphalt is installed. Once again the depth is determined based on the traffic and type.
